Real Estate in Collingwood & The Blue Mountains

 

Fall 2011

 

I have made a move to Clairwood Real Estate Corporation, located across the street from Loblaw on Hurontario. This boutique real estate company offers full real estate services from Collingwood’s  main street. I have the same email and direct number. My new office number is 705 445-7085. The fall in Collingwood this year has been spectacular. The ribbons of colour on the mountain held in for the first half of November making our four season playground a sight to behold!!  Who needs at trip to Florida with the blue sky and sunshine that blessed us through most of October and November.  With the addition of several week end biking events the town and especially the village at Blue have been busy.

 

Notable Sales

 

There were 14 homes sold over $750,000 in the third quarter of 2011 and 44 year to date. Last year in the second quarter there were 15 homes sold, seven were over one million dollars. Interesting to note that the over one million dollar value continues to grow in our area  with 5 of the sales in The Blue Mountains, 1 in Grey Highlands and 1 in Tiny Beaches.  Third quarter results are interesting because Town of Collingwood is not represented in the top over the million dollar sales

but did have a waterfront sale of $935,000 for a 4,000 square foot home on

Georgian Manor Drive. The highest reported value in Wasaga Beach was

$765,000.

 

Condo sales included two on Woodland Court which were the highest non waterfront sales in Collingwood which went out at $370,000.  The three bedroom bungalow with a double car garage and full basement is a very high demand item. Buyers looking to retire to our community are looking for easy access to town, space for the family to stay when they visit and quality finishings such as hardwood floors, cathedral ceilings and updated baths and kitchens.

 

The highest condo sale, $785,000 in Collingwood was a unit at Admiral’s Gate. There were two other units that changed hands in this waterfront community one was an 1,854 square foot two bedroom with finished basement that went out at

$550,000 and a 1,975 square foot unit that sold for $675,000.  All of my statistics are based on MLS® numbers which do not include private for sales, new development sales unless they are listed on MLS® and expired listings that sell after they drop off MLS®

 

There were 61 condo sales in Collingwood, up from 52 last quarter.

 

The highest condo sale in The Blue Mountains was a unit at the Village and it sold for $375,000 for 1,143 square feet with three bedrooms and three bathrooms. There were 31 sales starting at $83,000 for a one bedroom unit at Mountain Springs Lodge. There were 32 Blue Mountain condo sales in the second quarter of 2011.

 

MLS® Statistics

 

  • Third quarter residential sales results put us at 526 sales versus 528 in 2010. There has been considerable growth in the number of properties in the $200,000 - $300,000 344 year to date in 2011 versus 325, remember total sales are down but this category is up!!  The other two categories that are up in volume are properties selling in the

$400,000 - $500,000 61 this year versus 55 last year and those over $1,000,000 under $1,500,000 13 versus 8 last year.

  • Average sale price for 2011 is $327,513 compared to $313,308 in 2010. The number of active listings ytd are

3,284 which means that 67% of the listings are expiring without finding a buyer.

  • The Blue Mountains has seen 124 units change hands this year versus 128 at this time last year. Average sale price is $552,629 against the $501,459 at the same time last year. Fewer homes (4 less) have sold but at a higher price.
  • Collingwood has 9 additional unit sales at 259 for 2011 and the average price is $293,022 over $269,718 in 2010.

 

What’s New

 

  • There is a new coffee shop -Ashanti Coffee at the corner of Elm and First Street. Beautiful décor and great coffee and lunches.  The Shopper’s Drug Mart will not open until January 5, 2011. There was a recent $1,050,000 sale of residences on First Street at Maple (zoned commercial) which will have some new development happening.
  • Titz n’ Glitz was a great success with just over $100,000 raised to support breast cancer patients in the community.  Frontline Breast Cancer pays for rent, mortgage, gas cards and food cards offering short term financial support while patients are being treated with chemo therapy or radiation. I am very proud of the work done by this charity in our community.
  • The new medical clinic in Thornbury has provided many full time residents with a family doctor which continues

to be a short supply service in our community.

  • Wine tasting at the Georgian Hills Winery (Grey Road 2& Victoria Corners)496350 Grey Road 2 (for those who need the help of your GPS) 519 599-2255 was a very busy stop on a recent Saturday afternoon.  You can sample some of their wines and buy a bottle to take home with you.
  • The Stuffed Peasant has a three course fixed price menu for $30 every night of the week. Great value, fabulous food in a warm and friendly setting at 206 Hurontario Street 705 445-6957. Call for reservations so you won’t be disappointed.
  • Many of the local restaurants have jumped on the Whiskey band wagon for the month of November you can try the Collingwood Whiskey in everything from appetizers to dessert! Is there an alcohol theme happening in this four season resort???

 

New Developments

 

  • The number of new developments in our area has grown dramatically over the last few years. I am going to try outline as many as possible for you in this letter but if you have more questions or do not see one you are interested in highlighted please give me a call.
  • We have some controversy over height at the Admiral Place Development which is to be built at the corner of

Hume and Hurontario in what is referred to as our Heritage District.

  • Blue Shores is down to completing the last few units and has become a real community with the issues they have fought with local industry in their neighbourhood. Creekside has 275 Single family homes Falconchase/Mair Mills has an additional 74 homes and Georgian Meadows, one of our most successful family friendly developments has

427 planned homes. Mountaincroft has plans for 370 at the corner of High and Poplar Side Road, and Pretty River

Estates has 211 homes to be built with about 60% being bungalows or bungalow lofts.  Sunvale Homes is building

139 homes at Riverside.

 

  • Condos have not been left out of the Collingwood plans!!  Tanglewood, off Cranberry Trail East, has 26 bungalow townhomes being built, Silver Glen Preserve at Cranberry Trail West has 174 units planned with spring occupancy advertised on their phase 2 development. Wyldewood is almost sold out and building is moving along at a very brisk pace.
  • Town of the Blue Mountains has Peaks Meadows at Camperdown Road with 45 units to be built, Ridge Estates has available lots, many with great views of the escarpment and some water views as well, the Orchard at Craigleith has 130 units. Sierra Woodlands at Blueski George in Nipissing Ridge has 6 units to be completed and there are 34 units at Georgian Glen (Grey Road 40 & Highway 26). Moving west to Lora Bay we pass Far Hills with 87 units, Eleven Bay Street with very high end (own your own elevator) and water views, the Cottages at Lora Bay provide a lower price entry to a golf course community.

 

Many of these developments have been around long enough to have a few resales available. If you are in a time constraint, don’t want to have to make all the choices or like to see what you will be getting rather than work from plans we can help you now.

Perceptions & Observations

 

  • Our community continues to add valuable services and housing options while maintaining the small town feel.

Traffic is starting to be a factor but long term building of the by pass from Wasaga Beach to Collingwood should calm some of the First Street volume, several roundabouts mean less stop and start during peak traffic times.

  • The main street of Thornbury and Collingwood are great places to pick up gifts.  The local merchants are right up to date on both fashion and home furnishing trends.
  • The new Pretty River Academy Dinner of the Month books are available. This is a great programme that allows

you to visit a wide variety of our local restaurants with a two entrées for the price of one coupon to be used during the week when the foot traffic is less. This has been a very successful fund raiser for the school and helps the local merchants fill seats that might go empty.

  • Nicely built infill homes are selling well in Collingwood. There are a few in the building stage and if walking to town from your retirement detached home is part of your plan I can help you out right now.
