Happy New Year!
Hope that you found time to relax and enjoy some of the seasonal activities over what has turned into a rather extended holiday season. The Village at Blue is going full tilt with parking spaces at a premium. The snow making machines are blasting away and although we had barely enough snow to call it a White Christmas we are now well on the way to another full ski season. This is a real contrast to last year when we had over 100 centimetres of fresh snow the first two weeks of December!!

Notable Sales
There were no homes that sold over $1,000,000 in Collingwood, Clearview or Wasaga Beach in the fourth quarter of 2011, there were three sales in this price category in The Blue Mountains. Interesting to note that all three were in the Alpine Ski Club neighbourhood and one was built in 2000 and has changed hands four times since being built by the original owner. The top two sales in Collingwood $750,000+ (I was personally involved with both) were an example of building the right house for our market. The 2,250 square foot bungalow that sold in Evergreen Estate had all the features the buyer is looking for today, despite the fact that it was built in 2002. The good bones of this home will last forever!! There were hardwood floors, high end kitchen, cathedral ceilings, double car garage, full finished basement and a great view of the mountain. The second house was still under construction but had great detail and most everything on the buyer’s check list. The high end doors and windows, deeper than standard baseboards, granite counters and top end kitchen cabinetry with solid hardwood floors, heated floor in the main floor master ensuite made this home special on an in town “treed street” on Cedar Street. This builder is planning his next custom build on another in town lot. Call or email me for details or to book an appointment. Top sale in the Blue Mountains was a newly built ski home by Gord Stone. Gord has developed a great reputation for delivering well built, creative homes at a reasonable price point. This stunning home had 3,750 square feet of finished space with four above grade bedrooms and went in multiple offers for full price of $1,395,000. In the condominium market in Collingwood a unit at the Shipyards sold for $725,000 for a 3,200 square foot water view four bedroom three and half bath unit back in October. There was a sale of a seven year old condo at Lighthouse Point which sold for $650,00 on a $699,000 asking. The three bedroom two and half bath unit was just under 2,000 square feet. There were three condo units that sold over $400,000 in the Blue Mountains. The top sale was on Wensley Drive at Georgian Peaks Ski Club for a detached ski chalet with 2,000 square feet and two baths.

What's New
Magnone Italian Kitchen 705 446-3595 (owned by the same folks that own Twist) has replaced Three Men and a Stove at the Village at Blue. Makk’s is a family style restaurant now open at 209 Hurontario Street, in Collingwood. They have home catering and take away available 705 444-6255. Blue Mountain has taken over renting the Westin Hotel so they are now managing all the properties that are rented on a daily basis in the Village at Blue. Windfall Subdivision (corner of Mountain Road and Grey Road 21 formerly known as Osler Bluff Road) is a huge undertaking with a 50+ hectares footprint and a plan to build 700+ residences. This project will keep the construction folks busy for the next few years once all the approvals are in place and the shovels go into the ground. Rick Lex, the person responsible for the fabulous renovation to the Treemont Hotel, is moving down the street with his plan to beautify Collingwood. The recent purchase of the Enterprise Bulletin building will provide rehearsal space for Theatre Collingwood. We are hosting the Ontario Winter Games from March 8 – 11, 2012. MLS® Statistics
Fourth quarter stats put us at 1,277 residential single family sales for the year. We continue to hover around the 35% of listings selling on our board. The Blue Mountains (29%) and Tiny Township (28%) struggle with getting offers on properties listed for sale. The Town of Collingwood saw 42% of the listings sell. There were 29 deals over $1,000,000 (seven over $1,500,000) which compares to almost the same number 17 over $1,000,000 for 2010 with 11 over $1,500,000 last year. We were down from 1906 transactions in 2010 to 1,869 in 2011 (1,855 in 2009). This represents about a 2% decline in number of units sold year to date for 2011. The dollar volume was up about 1% for 2011 $548,233 compared to $544,793 in 2010. It is fair to say we have a steady market that is holding its’ own in a world where there are concerns about investments and volatility that are keeping many of us awake at night. There are a number of new home sites which add considerable volume to the reported number of transactions taking place because they are not recorded in our MLS® stats. We are fortunate to have a strong retirement community that seems to be able to wait for the house they want and then make their move.

Perceptions & Observations
The Principle of Regression “A large custom, quality constructed home will tend to lose value if it is built in a neighbourhood of smaller, inferior homes” has had no effect on a well-built home in the walk to everything area of downtown Collingwood. There are many new homes that have been custom built over the past few years. When they come to the market they are going to pioneer a new price point for Collingwood Resale homes. Thanks to Larry Dunn who donated the use of a warehouse for our Christmas Cheer programme this year. it was great to see churches, the Salvation Army and social assistance groups all working together to supply food and toys to those in need. The lack of snow early in December meant that many of the folks (the working poor) who make a seasonal living were getting few to no hours of employment right up to the holiday. The joint effort meant that every child and many less fortunate seniors were able to have a more comfortable holiday this year. Recently attended a fun filled charity auction dinner from the Titz’n Glitz event which was purchased by Jone Panavas at Barcelos Restaurant in Wasaga Beach (22 Sunnidale Road 705 429-3685). The Collingwood Fireman served the drinks and entertained the entire group. Ward and Carol Bond from Honda supplied transportation. The restaurant and other participants were all kind enough to donate not one but two dinners for ten!! The funds raised will be greatly appreciated by Frontline Breast Cancer.
